Position Summary
Under minimal supervision, performs general maintenance and repairs of HVAC equipment, adhering to all safety rules.
Duties and Responsibilities
Inspects, repairs and maintains HVAC equipment to prevent breakdowns and/or major overhauls. Recommends equipment shutdowns, schedules work and recommends methods of repair according to trade practice and manufacturer's specifications.
Maintains and operates boilers and pressure vessels according to governing codes.
Checks and calibrates HVAC system after installation and makes necessary changes, adjustments and modifications using blueprints, schematics and manufacturers' specifications and manuals as required.
Maintains, recovers, recharges and repairs systems containing freon.
Maintains reports and troubleshoots HVAC equipment. Replaces, fits and installs parts as necessary. Checks, tests, starts and adjusts controls and regulators. Checks operation after repairs.
Operates and adjusts HVAC systems as specified to maintain proper temperature and humidity. Maintains logs or records of gauge readings and other operating data. Takes periodic temperature and humidity readings as required.
Maintains proper pH levels for all chemical treated systems. Treats and tests water and performs water analysis.
Learns the operation of the Johnson Controls Metasys System and various other building automation systems related to the HVAC Control.
Repairs and checks equipment, including boilers, air handlers, fan coil units, pumps, heaters, coolers, compressors and condensers as required.
Must be willing to respond to emergencies or situations needing immediate attention that may occur outside of regular schedule.

Qualifications
High school diploma or equivalent required. One year of trade school courses in HVAC theory and four years experience or five years experience as an HVAC mechanic required. "Refrigerant Transition and Recovery Certification" required. The position requires the incumbent to carry a beeper and provide 24 hour availability for emergency call-in service.
